The Development and Investment (“D&I”) Platform was started to match the market expertise inherent in Foundry Commercial’s operating across offices across the Southern markets through Texas with the capital to allow it to engage in principal activities.  Our company and its principals have completed more than 100 acquisition and development transactions of office, industrial and retail, totaling nearly 9 million square feet of acquisitions and more than 18 million square feet of development. Today, D&I, is operating the first in a series of new acquisitions and development joint ventures that will invest solely within the company’s areas of expertise.  
 
Opportunities are sourced and executed through a brokerage and real estate professional network.  We use our network, its expertise and relationships to source investment opportunities that may not be available to the general market and to provide unique insight and knowledge into widely marketed investment opportunities.  This on the ground expertise makes our underwriting more sound and our investment objectives more achievable.  Our local real estate experts provide the market knowledge, and our D&I Platform applies an underwriting and capitalization process that is organized, consistent and disciplined.  
 
Foundry Commercial has more than $50 million worth of projects in active development today, with another $200 million in its pipeline. Currently we provide leasing and management on 15 million square feet and our brokerage teams will close  approximately $1 billion in transactions each year.

Acquisition

Foundry Commercial operates a series of private equity real estate investment joint ventures.  Each JV is designed to leverage off the expertise and relationships inherent in our more than 120 real estate professionals located in nine offices across six states.  We only invest in markets and product types where we have people in place with the expertise and local knowledge to provide greater guidance and insight into the proposed investment.

Sawgrass Lake Center 

Sawgrass Lake Center is a 239,373-square-foot, Class A office building, in Ft. Lauderdale, Florida. Sawgrass Lakes Center is the first acquisition in a new private equity joint venture by Foundry Commercial which is targeting additional investments in office, industrial and retail acquisitions across the Southeast and Texas
