Our story began in 1968, when real estate broker Richard Messier agreed to help his church congregation sell its existing facility in suburban Detroit. It sounded simple, especially since Richard had been helping companies buy and sell property for many years. Yet he quickly discovered that selling a church was no easy assignment. The expectations and interests were different; the pool of potential buyers was much smaller; and, as it turned out, the stakes were much higher. He discovered he was selling more than brick and mortar – he was helping a church family grow and prosper.

That one project started a journey of helping religious organizations across the nation with their real estate needs. Under the guidance of Richard, and his youngest son Matt, who now leads Foundry Commercial Speciality Real Estate, they have helped churches, educational institutions and not-for-profit groups who share many of the same special needs and requirements.

Today, Foundry Commercial Speciality Real Estate, formerly CNL Speciality Real Estate Services, is the leading provider of real estate services to religious, educational and not-for-profit organizations across the country. Over the past 45 years, the company’s principals have assisted more than 2,000 churches and schools with the purchase or sale of their real estate.

Though many commercial and residential brokers are willing to sell specialty real estate, very few brokers dedicate their time, energy and resources exclusively to faith-based, educational and not-for-profit organizations like we do. And, because we’ve traveled this road many times before, we understand the obstacles these types of organizations often encounter when buying or selling a property, or perhaps simply trying to manage their building.

Our primary focus is helping you to be the best possible steward of the real estate assets with which you’ve been entrusted. While the depth and breadth of our services runs deep, most of our clients turn to us for help in four primary areas:

Management:

  • In non-traditional real estate, the building architecture, operational demands, parking requirements and event schedules are quite unique. Our team of Facility Management experts are dedicated to help organizations operate their buildings at maximum efficiency and ensure a safe environment for those members or attendees using it.

Brokerage:

  • Acquisition:
    A church or school will only purchase or build a limited number of properties and we understand the importance of being located in the right building that will serve as the ministry hub for outreach, education and worship.  We assist organizations in the selection and purchase of new real estate. After identifying an organization’s objectives, we recommend potential properties and negotiate on our client’s behalf to ensure a fair and equitable transaction.
     
  • Disposition:
    More than 45 years ago, we began to help organizations sell their non-traditional real estate. we have been blessed to assist in the sale of religious and educational property in over 25 states.  We help our clients through the entire sales process from assisting with establishing an expected price range to creating a customized marketing campaign that targets both local and national buyers ideally suited for the facility.

Construction:

  • Development:
    Before turning the first shovel of dirt, it’s essential that we understand our client’s vision – how they want to operate, where they want to worship as a community and their community goals. That reputation has been key to our track record of developing more than 1 million square feet of global ministry training centers, school campuses and not-for-profit headquarter facilities.
     
  • Project Management
    From start to finish, a construction project is a major undertaking for any organization. We come alongside organizations and oversee all phases of a project – from initial planning to final completion – and help specialty organizations accomplish their goals while continuing to operate and serve their communities. We assist our clients with projects ranging from a small renovation to a new campus.

Consulting:

  • Broker Price Opinion:
    Every year, we analyze hundreds of church sales across the United States to stay one step ahead of how economic factors coupled with changing market demographics are impacting church real estate.. We have the team and research capabilities to offer Broker Price Opinions that provides the owner our educated opinion on what the property will likely sell if it were placed on the market.
     
  • Advisory Services:
    Organizations that are developing long-range growth plans or anticipating expansions or consolidations look to us for strategic initiative assistance. We also provide asset mangement services for clients that own a portfolio of properties. We help create strategies that meet particular goals and objectives and carry out those initiatives on a daily basis. We help our clients understand real estate implications at a macro level and how to navigate through complex waters.
