THE CHALLENGE
Fresenius Medical Care is the world’s largest dialysis provider, employing a team of more than 70,000. With a portfolio of over 3,000 clinic, office, and distribution locations in North America., the challenge to Foundry was to develop a process that would create leverage with landlords and ensure each lease transaction was struck within fair market value.
Fresenius transitioning from using an internal manager to now an Outsourced Project Management (OPM) service provided by Foundry Commercial impacted their site selection process and initial due diligence for new and relocated dialysis clinics. In hiring Foundry, the partnership has created a program that provides an objective third party review of existing properties and vacant land sites. With assignments throughout the southeast, being able to designate and educate the appropriate person (OPM) to complete the initial site visits as the local contact based on geographic location and expected timeline.

THE RESULT
- Foundry has been able to negotiate, on average, 125 clinic leases each year in all 50 states. In addition, we provide disposition services for surplus real estate.
- Foundry’s project management team jumped into the OPM position and has provided a process that’s efficient, thorough, and organized through quality and transparent communication.
- The site report that Foundry created in partnership with Fresenius and other OPMs now provides the framework for the Landlord Work Letter that is part of each Fresenius lease transaction.
- The Foundry team seamlessly integrates into the Fresenius’ team and culture by being attentive to their needs and immediately executing on assignments within their dictated timelines.
