Mark is a Managing Director in Foundry Commercial’s Atlanta office, specializing in development, redevelopment and land transactions across the Sunbelt. Mark has extensive experience structuring complex development projects, joint ventures and repositioning projects for land and underutilized buildings. Mark leads Foundry’s Land Advisory group and is tasked with growing the practice across the Sunbelt markets.

Mark has over 20 years of commercial real estate experience across a variety of disciplines. Before joining Foundry in 2024, Mark was a Managing Director in JLL’s Capital Markets group, facilitating more than $1.5B in land and development capital markets transactions across the Southeast. Prior to this, Mark held positions in acquisitions, development and finance for a public REIT and private real estate firms.

Mark is an active member of the Urban Land Institute, where he provides leadership at a local, regional and national level. Nationally for ULI, Mark is a member of the Urban Revitalization Council, and locally with ULI Atlanta, Mark leads the Creative Development Council and mentors young ULI members. Mark is a graduate of the University of Texas at Austin.

Marty Neilon is a top commercial land broker serving the North Texas market and specializes exclusively in land sales, acquisitions, and land advisory services. He plays a pivotal role in shaping and executing land strategies for his clients, with a focus on city entitlements, site benefits, and the prevailing market dynamics. Marty’s extensive expertise spans across a wide spectrum of zoning categories, including multi-family, industrial, single-family, hotel, investment, retail, office, and mixed-use properties. Over the years, Marty has facilitated transactions involving thousands of acres in North Texas, amounting to a cumulative land value exceeding $1 billion.

Prior to joining Foundry Commercial, Marty was at CBRE for 18 years, where he was a member of their National Land Services Group. He played a key role in leading land brokerage assignments in the Dallas/Fort Worth market. Before his time at CBRE, Marty embarked on his professional journey in Economic Development with the City of Dallas.

Richard serves as an associate on the Carolinas Land Advisory team at Foundry Commercial. He works closely with Tommy Trimble to help their clients identify the highest and best use for underutilized land investments across the Carolina’s. Tommy and Richard work with a wide variety of buyers and sellers across all asset classes.

Prior to joining Foundry Commercial, Richard was an associate at Biel Partners responsible for sourcing off market land deals for his clients. Richard focused his efforts on infill industrial development throughout Texas and the Carolina’s. Richard’s transition to land brokerage was a natural fit after his experience at Folk Land Management; where he advised and represented landowners regarding forest management, wildlife management, wetlands and stream mitigation, wetland permitting, GIS mapping, and more.

Sarah Godwin is a Senior Vice President at Foundry Commercial where she co-leads the Land Services team in the Raleigh, NC office and throughout the Carolinas. With more than 16 years of commercial real estate experience, Sarah has sold more than $840 million in greenfield and redevelopment land and specializes in institutional land investment sales and development advisory services for a wide range of clients. Sarah has extensive experience with selling land for diverse uses including multifamily, residential, build-for-rent, life science, and medical office.

Sarah is a licensed real estate broker in North Carolina and South Carolina. She earned dual degrees in economics and psychology from the University of North Carolina at Chapel Hill.

Tommy Trimble serves as Senior Vice President at Foundry Commercial and leads the company’s Land Advisory Group for the Charlotte region and has more than 21 years of experience in commercial real estate. Mr. Trimble has vast experience in selling and acquiring land for all product types including large residential subdivisions, retail shopping centers and mixed-use sites, urban-infill and suburban multi-family sites, and industrial land. Mr. Trimble has transacted on over 1,000 acres of land in the Charlotte region.

Mr. Trimble also has a history of success in outparcel sales, retail site selection, tenant representation, and shopping center leasing and has successfully completed transactions throughout North Carolina, South Carolina, and Georgia and has led the marketing and leasing efforts of over 1,000,000 square feet of retail space.

Prior to joining Foundry Commercial, Tommy co-founded FOCUS Property Advisors, a boutique commercial real estate brokerage and development firm specializing in land acquisition, retail development, retail leasing, and tenant representation. Tommy began his real estate career at Lat Purser & Associates where he spent six years in retail and land brokerage. Tommy is a licensed real estate broker in North Carolina, South Carolina, and Georgia.

Karl Hudson IV, CCIM is a Partner at Foundry Commercial where he co-leads the Land Services team in the Raleigh, NC office. Karl specializes in the acquisition and disposition of land and buildings across the Carolinas and has closed over 370 total transactions, representing over $700 million in total sales and over 8,600 acres of land. Karl is a licensed real estate broker in North Carolina, South Carolina, and Georgia; he also holds the prestigious Certified Commercial Investment Member (CCIM) designation.

Karl is a Raleigh, NC native and graduate from Broughton High School in Raleigh, NC. He attended the University of South Carolina in Columbia, SC, where he earned a Bachelor of Science degree, double majoring in Real Estate and Marketing. Karl began his brokerage career with Cassidy Turley in 2012 after spending four years working in the marketing and research department for Grubb & Ellis in Columbia, SC.

Patrick Stevens serves as the Analyst to the Land Services Team. He is located in Raleigh, North Carolina where he is responsible for financial analysis, underwriting, proposal creation, market research, and due diligence, supporting land transactions.

Prior to joining Foundry, Patrick worked as a Project Analyst at ICON plc, managing over $100M in clinical trial contracts and completing monthly revenue forecasting and analyses. He also worked at Hart & Hickman as an Environmental Scientist where he completed environmental due diligence tasks on various types of facilities across the United States. He also actively participated in complex Brownfields property redevelopment assistance.
