Richard comes to Foundry with experience in office brokerage and property management. Having managed nearly 1 million square feet of Class A office space, and having leased highly desirable neighborhood office buildings, he is an expert in commercial building operations. His properties always reflect his belief that any small detail can make a lasting impression on prospective or existing tenants. He excels at hospitality and ensures his every interaction is a great experience for customers and clients. As most excellent property managers do, Richard stops at nothing to accomplish what needs to be done: finding a way around any obstacle.

His career began in Washington, D.C. where he worked in market research before moving to property management. After relocating to Atlanta, he managed several class A office assets on behalf of Cushman & Wakefield. In that time, he served as an inclusive manager of several teams, a shrewd executor of lease terms, and oversaw roughly $20M in capital improvement projects – many resulting from his own recommendations to asset managers.

Richard hails from Cleveland, Ohio, a city for which he is nostalgic, but Atlanta has been his home since 2017. He now lives in Atlanta’s Cabbagetown neighborhood with his husband Patrick and their Golden Retriever, Hank.

Brittany Vande Velde started with Foundry Commercial Real Estate as an Assistant Property Manager and promoted 2022 to Real Estate Manager, managing multiple portfolios. Properties under management that Brittany oversees or teams with are 285,000 SF of retail centers, 217,000 SF of Flex/Office Warehouse and 231,000 SF of Class A office space for combined 733K SF. Brittany’s ability to work with a variety of assets and owners is a testament of her hard work and devotion to her role as Real Estate Manager.

Prior to joining Foundry in November 2020, Brittany managed and leased multifamily residential for 9+ years for MAA.

Tony Santitoro is a Lead Building Engineer for the Raleigh market industrial and office properties. Tony brings with him 12 years of experience in building maintenance and a background in custom cabinets furniture and woodworking. Tony has experience with fire, electrical, plumbing, and HVAC systems. Tony is focused and prides himself on providing great customer service and tenant relations. Prior to joining Foundry Commercial, Tony worked for Cushman & Wakefield | Thalhimer Raleigh. Tony is responsible for over one million square feet of industrial and office properties for Foundry Commercial. Devin serves as Senior Real Estate Manager in Charlotte. As an integral part of the Building Management team, Devin provides day to day leadership of vendor services, building maintenance and operations, tenant relations, and accounting and lease administration support.

Devin began his career in real estate while attending the University of Missouri where he received his BS in Business and Hospitality and worked for a student housing operator off campus. After receiving his Broker’s license in Illinois, Devin worked as a broker in the luxury apartment leasing and development industry. Eventually this led to property management, where he was responsible for apartment renovations, property capital improvements, operating budgets, and investor relations for a portfolio of 750 units including mixed use communities with commercial space.

Lauren Villnow serves as Real Estate Manager in the Nashville area supporting the management of over 2 million SF of Class A Office, Retail, and Industrial assets. Her responsibilities include annual budgeting, monthly financial reporting, expense reconciliations, property inspections, and project management. In addition, she manages tenant satisfaction and relations, maintains vendor contracts and relationships, and oversees day-to-day management of maintenance personnel.

Prior to Foundry Commercial, Lauren began her career in Managed Care Contracting in Atlanta before moving to Nashville and working in Private Equity for 3 years. Lauren transitioned to Real Estate Management with Welltower, Inc. in 2018 as a Property Administrator and then as Assistant Real Estate Manager beginning in 2020 managing medical office buildings in the Midwest and greater Nashville and Knoxville areas. As an AREM, she directly managed 360,000 SF across five medical office buildings serving several hospital systems.

Outside of the office, Lauren enjoys outdoor activities like running, hiking, biking, camping, and kayaking with her husband, Joseph, and Australian Shepherd, Hannah.

Terry Holmes is the Real Estate Manager in Atlanta, Georgia for Foundry Commercial and has over 27 years of experience in the real estate industry. Nancy Kitterman is a Senior Real Estate Manager for Foundry Commercial in Raleigh, North Carolina. With over thirteen years of experience in various aspects of commercial real estate, Nancy has a demonstrated track record for results. Nancy currently manages University Place, a 375,000 square foot life-style shopping center in Chapel Hill North Carolina. She joins the Foundry Team having served the project in various roles for the past nine years. During that time, Nancy has been involved in all aspects of the strategic planning, re-development, renovations, management, leasing and re-branding of University Place. She has been involved in securing over 125,000 square feet of new leases for the project.

Prior to working on the re-development of University Place, Nancy spent four years at Scientific Properties, a real estate development company focused on urban, adaptive, and historic, re-use projects in downtown Durham, North Carolina. Nancy served as Senior Leasing Associate and Property Manager Associate for the Scientific Properties portfolio consisting of over a million square feet. In addition, Nancy was Director Programming at Golden Belt, developing cultural arts programming for the campus.

Upon relocating to Orlando in 1991 Maria broadened her career in the hospitality industry joining Days Inn and then Elsafe, Inc., a hotel safe provider. She gained construction and property management experience during her tenure with Commons Medical Development in 1996, a healthcare facilities construction company and in 2005 with The Trident Group as Director of Administration. She has a long-standing career in commercial real estate which began in Washington, DC. John Schneider is the Operations Manager for Foundry Commercial in California. He led the creation of the Facility Management team that serves clients in the state, and oversees its daily operations. John has worked in the commercial real estate field for over 20 years. His specialty is designing and building effective teams, and implementing technology to improve operations. Prior to joining Foundry, John served as Director of Information Technology for DAUM Commercial Real Estate in Los Angeles, where he was hired in 1997 to build and deploy a technology platform. Ten years later, after a successful I.T. platform was in place, he transitioned into property management and facility operations. John joined Foundry Commercial in 2016. He is married with 2 children, lives in Mission Viejo, is active in Boy Scouts, and loves to officiate soccer in his free time.

Prior to Foundry Commercial, Cheryl served as Property Manager of over 4 million square feet of industrial and retail space at Holt Lunsford Commercial, specializing in the Principal Life portfolio. This role combined with retail management at CBRE has ensured that Cheryl has a solid base of knowledge in the real estate industry.

Mr. Fronstin oversees property management staff for Foundry’s 35 million square foot commercial real estate portfolio. He has 28 years of commercial real estate experience, having previously held roles as Asset Manager and Commercial Property Appraiser.

Mr. Fronstin has an extensive institutional management background and has worked with some of the largest real estate owners in the country such as NYL Real Estate Investors, Zurich, American Realty Advisors, Principal Real Estate Investors, TIAA-CREF, Invesco Realty Advisors, Morgan Stanley, Prudential, RAIT, and RREEF. Prior to joining Foundry Commercial, Mr. Fronstin was Director of Office Management at Urban Retail, spent six years with Grubb and Ellis /Newmark Grubb Knight Frank as Associate Director of the Southeast, and eight years with Trammell Crow Company as Vice President of Property Management.

Ben Hullender serves as a Real Estate Manager for Foundry Commercial working out of Charlotte. Ben has more than 20 years of real estate experience and is responsible for managing approximately 1.5 million square feet throughout the Southeast, a diverse portfolio of grocery-anchored, specialty retail, enclosed malls, residential, office and industrial assets. His management responsibilities include working closely with property owners, asset managers, other real estate managers, as well as building engineers and various vendors throughout his entire portfolio to provide full service management. Ben’s background in operations, engineering, problem solving, and systems management provides him with a skill set to solve issues at a cost savings to ownership.

Prior to joining the Foundry team, Ben served as real estate manager for Eastern Federal Corporation overseeing the entire ±250,000-square-foot portfolio with properties in Charlotte, North Carolina, and Tallahassee, Florida. Ana has over 25 years experience in Property Management and is dedicated to each property owner and asset. As Real Estate Manager for the Industrial Portfolio Ana’s main focus has been the day-to-day managing of 1.5 million square feet in an efficient manner and works directly with the owner, Terreno Realty. She is responsible for the monthly financial reporting, annual budget, operating reconciliations, negotiating and supervision of contracts, tenant and capital improvement projects.  Conducts formal site inspections and tenant visits to establish and maintain open, positive relationship at all times with tenants and ensuring that all services and needs are met.

During her career, Ana has managed assets for TA Realty and Teachers Insurance & Annuity Association.  Ana began her Career at The Hogan Group where she spent 15 years managing  1 million square feet of “Class A” office space. During her tenure, she worked closely with the institutional owner and maintained a virtuous working relationship. Alana Guinard joined Foundry Commercial as the Real Estate Manager of the Gateway Center in Orlando, FL in 2017. She is responsible for the day to day operations of a Class A high-rise located downtown where she ensures the clients goals are met.

Mrs. Guinard brings 12 years of experience in Commercial Real Estate. Prior to joining Foundry Commercial, Mrs. Guinard managed an office portfolio of +/- 560,000 SF. A 30-year veteran in the commercial real estate management industry, Kellie joined Foundry Commercial in 2021 after five years as an Associate Director with Newmark managing an office portfolio as well as overseeing property management operations and personnel in Florida, Georgia, and Tennessee. Prior to Newmark, Kellie spent seven years as a senior real estate manager at CBRE managing office, retail and industrial properties for institutional clients and started her career working for a South Florida owner/developer managing their portfolio of office and retail properties throughout South Florida.

With substantial expertise in budget preparation, lease administration, physical management, tenant and client relations, and financial reporting, Kellie is a mentor to her peers and works with leadership to strengthen and expand client relationships.
