Foundry Commercial Delivers Renovated 4600 Park Building in Charlotte’s Park Road Submarket

Charlotte, N.C. (Nov. 11, 2021) – Located on the southwest corner of Park Road and Abbey Place in the Park Road submarket, Foundry Commercial recently delivered the 4600 Park Road building following a $4 million+ renovation. Skin Pharm, a national cosmetic dermatology clinic, has signed on as the first new tenant in the updated building.

Foundry Commercial, the real estate firm that purchased and renovated the 4600 Park Road building, is handling leasing and management for the five-story, 115,000-RSF office building. In line with recent trends in aesthetics, Foundry returned the building to a mid-century modern design. Inside, renovations included the expansion and modernization of the first-floor lobby to include an amenity or “touch-down” space for tenants as well as a tenant conference center. Additionally, Foundry installed new carpet, lights and ceiling tiles, refreshed the paint scheme throughout, and renovated the restrooms on the building’s upper floors. Exterior renovations included removing the stucco façade, replacing existing wall systems with modern glass, and painting the exterior of the building.

“As more people come back to the office environment, we’re seeing increased demand for properties within in-fill submarkets outside the Central Business District. Ideally situated between SouthPark and South End / Midtown, 4600 Park is expected to attract tenants who desire the convenient location as well as access to more eclectic, recently reconditioned retail, restaurant, and multi-family options in the area.

Noticing a growing interest in the Montford Park neighborhood just to the southwest of downtown Charlotte, Foundry has targeted the submarket for some time. Montford Park is located along Park Road from Selwyn Avenue to Reece Road behind the Park Road Shopping Center. The neighborhood has been growing in interest among employers and younger Charlotte residents for the past several years, now serving as home to more than 3,200 employees, 80 retail businesses, and thousands of residents.
