Charlotte, N.C. (April 11, 2025) – Foundry Commercial is pleased to announce that BGW CPA, PLLC, a Carolinas-based business advisory and certified public accounting firm, has signed a lease for 14,000 square feet at Savona Mill. This historic adaptive reuse development, led by Portman Holdings and institutional investors advised by J.P. Morgan Asset Management, has transformed a 105-year-old textile mill into a dynamic mixed-use campus in Charlotte’s FreeMoreWest neighborhood.
“As an adaptive reuse project, Savona Mill offers an ideal environment for companies that value creativity and collaboration,” said Claiborne Mulhern, Vice President of Office Leasing at Foundry Commercial. “BGW’s investment underscores the project’s strong appeal, and we anticipate steady leasing momentum through the spring and summer.”
“As an anything-but-typical CPA firm, we recoil against the status quo. When we moved into our offices in South End almost ten years ago, we were on the leading edge of that real estate explosion. I have a feeling we’re going to see the same results when we move into this incredible facility on such a beautiful campus at Savona Mill. This space uniquely fits our DNA,” said Gary Frey, Owner of BGW.
In addition to BGW’s lease, construction is underway on two high-end speculative office suites, designed to meet the growing demand for move-in ready office space in the market. A 3,500-square-foot and an 11,500-square-foot suite, designed by Redline and built by Enbloc, are expected to deliver this summer. These suites are being developed to accommodate tenants with immediate space needs, offering a streamlined solution for fast-moving deals. Meanwhile, Savona Mill also offers impressive availabilities on its upper floors, providing flexible leasing opportunities for larger users, including those seeking headquarters-quality space.
Savona Mill offers a compelling mix of office and retail space, a fully equipped fitness center, secure bike storage, common conference facilities, an outdoor amphitheater, green spaces, a rooftop deck, and a community-centric plaza. Adjacent to the development, Portman Residential recently delivered Vera at Savona Mill, a 319-unit multifamily community that includes eight for-rent townhomes. The project also features direct access to the Stewart Creek Greenway, providing tenants with a scenic connection to Uptown Charlotte.
BGW was represented in the lease transaction by Patrick McCoy and Mike Hopper at Newmark. Foundry Commercial’s John Ball and Claiborne Mulhern are overseeing office leasing, while Keely Hines is managing retail leasing efforts on behalf of Savona Mill’s ownership.
