Ground-floor retail at The Line is anchored by craft-brewer Sycamore Brewing
Charlotte, N.C. (April 20, 2022) – It’s full steam ahead at The Line, a 16-story tower fronting the recently reopened Rail Trail in the heart of Charlotte’s South End. It was just announced this week that Chapter 6, Savi Provisions, and Grit Box Fitness are joining Sycamore Brewing to complete all ground-floor leasing at the development. Located at 2151 Hawkins Street, Portman Holdings, National Real Estate Advisors, LLC, and Foundry Commercial comprise The Line’s development, ownership, and leasing teams, respectively.
“If anyone was looking for a sign that retail is back, it’s pretty apparent that people are ready to get out there and enjoy themselves, and we’re fortunate to be bringing some amazing, new-to-market concepts to The Line,” said Travis Garland, Executive Vice President of Portman Holdings. “Being on the Rail Trail is like being directly connected to something that provides great cultural value to the city. Both retail and office tenants at The Line will get to experience the energy of the continuous stream of bicyclists, walkers, transit riders and visitors along the trail.”
The Line is located at 2151 Hawkins Street, opposite Atherton Mill in the heart of South End and is within a six-minute walk of the Lynx Blue Line East/West station. A new Lynx station is planned on the immediate south side of The Line, further improving its outstanding transit connectivity.
In addition to the 15,000+ square feet of ground-floor retail space, The Line features 285,000 square feet of Class-A office space, multiple rooftop terraces, and a 9,500 square foot covered paseo between Sycamore Brewing and Chapter 6 that will be a public living room connecting Hawkins Street and the Rail Trail. The office floors are comprised of 35,000 square feet per floor, many including glass private balconies and sweeping views of Charlotte. At this time, the 11th through 16th floors remain available for lease.
Chapter 6, named because it is the sixth restaurant venture for respected Charlotte restaurateurs Jon and Kim Dressler, will occupy a 6,656-square-foot parcel at The Line. With a focus on mezze-styled small plates with a few larger shared offerings, Chapter 6’s flavor profile will be influenced by the Mediterranean, Morocco, Southern Spain, and neighboring countries. Chapter 6’s culinary team will be bridging those flavors and inspirations with local farms, sustainable seafood, and new American techniques.
“We’re in the business of making old friends; we are deeply rooted in the desire to treat our guests like they are part of our family. We will embrace the community and become part of the fabric of The Line and within the greater South End experience with an inviting patio, a lively bar scene, and – above all – great food,” said Jon Dressler.
Dressler added that they selected The Line for its great South End location as well as ample parking in the building’s seven-story parking deck. The anticipated opening for Chapter 6 is November 2022.
Savi Provisions, an Atlanta-based concept featuring locally sourced gourmet and organic foods, fine wines and spirits, will open its first Charlotte location in a 3,613-square-foot space at The Line. Founded in 2009 by Paul Nair, Savi Provisions aims to provide a high-end and gourmet, wholesome and healthy food and market experience, rising to meet a need for quality, convenience, and efficiency for Charlotteans. The new location at The Line marks the 18th for the company. Savi Provisions will also feature a 1,600-square-foot patio space, which will include a unique self-pour mixed-drink station, 16 wine options with wine dispensing equipment, and a variety of spirits. Savi Provisions anticipates opening in The Line later this year.
“Savi Provisions has secured two locations in Charlotte for our entry into the local market – the first at The Line, and the second that is an acquisition of 1124 Mint Street, also in South End. We feel these two locations strategically allow Savi Provisions to take advantage of arguably one of the hottest neighborhoods in the Southeast. Charlotte’s South End offers residential density, strong office and employment growth, as well as pockets of dynamic retail nodes with a significant mass transit component. Savi plans to grow the market from here with another two or three additional locations over the next couple years,” said Scott Alexander, President of Alexander Property Group, Inc., which represented Savi Provisions in the lease transaction.
Grit Box Fitness, a high-intensity kickboxing and strength training studio, will fill a 2,940-square-foot space at The Line. Grit Box’s 45-minute, 8-round classes combine the high intensity of kickboxing with the transformative power of strength training into an energizing fitness experience unlike any other. Grit Box at The Line marks the first outside the concept’s two locations in Charleston, S.C., and is expected to open this summer.
As has been planned since the beginning of the development, Sycamore Brewing rounds out the ground-floor retail and restaurant space at The Line, moving from their existing location at 2161 Hawkins across the street and opening early Fall 2022. Sycamore Brewing in an award-winning Charlotte-based brewery, which also recently opened a location in the Charlotte airport.
Once Sycamore opens at The Line, Portman Holdings’ residential team – Portman Residential – will begin developing an adjacent residential tower at 2161 Hawkins, to include 350 luxury apartments and 20,000 square feet of retail space. Portman plans to break ground on 2161 Hawkins this summer and anticipates the opening of a mix-used residential and retail space in mid-2024.
