Office Leasing Momentum Remains Strong as Retail Concepts Prepare to Open this Spring
Charlotte, N.C. (March 9, 2023) – The Line, a 16-story tower fronting the recently reopened Rail Trail in the heart of Charlotte’s South End, is now 52 percent leased, as global IT recruitment and project services firm Experis recently announced plans to lease 23,610 square feet on the building’s 12th floor. Experis is a division of ManpowerGroup, a leading global workforce solutions company. Foundry Commercial’s Meredith Ball and Claiborne Dandridge handled the lease on behalf of the building’s owner and Cushman & Wakefield’s Matt Bowen and Dan Woodley represented Experis.

The Line, which Portman Holdings owns as part of a joint venture, was completed in early 2022 and has quickly become one of the marquee projects in Charlotte’s South End. The Line features 290,000 square feet of Class-A office space with a first-of-its-kind in Charlotte sky lobby with outdoor terrace on the 8th floor. The office floors are comprised of 35,000 square feet per floor, many including private balconies and sweeping views of Charlotte. In addition to Experis on the 12th floor, floors eight through 11 are leased to tenants including Northeastern University, Foundry Commercial, and Silicon Valley Bank.
Located at 2151 Hawkins Street, the Line features 20,000+ square feet of ground-floor retail space, is home to Sycamore Brewing, Savi Provisions and a related juice bar concept, Grit Box Fitness, and Chapter 6 by Jon Dressler, which will all open in the coming months. A 9,500-square-foot open air passage between Sycamore Brewing and Chapter 6 will serve as a public living room connecting Hawkins Street and the Rail Trail. Foundry Senior Vice President Keely Hines has served as the retail leasing representative for the project.
Sycamore Brewing is relocating from their long-time location next door at 2161 Hawkins, a property that Portman Holdings is now developing into a 24-story mixed-use / multifamily tower. Plans for 2161 Hawkins include 370 luxury residential units, 18,700 square feet of ground-floor retail and restaurant space, and an activated plaza and green space that will take shape between 2161 Hawkins and The Line next door.
