Fort Worth, Tex. (January 28, 2025) – Foundry Commercial is proud to announce the closing of its eighth industrial outdoor storage (IOS) project, Freeway Yards, located at 8800 S Freeway in Fort Worth, Texas. Foundry Commercial, serving as both buyer and developer, is partnering with Manulife Investment Management, as part of the larger Foundry / Manulife IM IOS Venture announced in 2024.
The 6-acre site will feature a 5,200-square-foot service building and offers several key advantages, including a level, well-draining gravel surface, perimeter fencing, and full lighting, making it an ideal location for industrial outdoor storage.

IOS properties are defined as industrial-zoned land sites where tenants can store materials or equipment outdoors. Common uses include the storage of vehicles, construction equipment, building materials, and shipping containers.
With this latest acquisition and development, Foundry Commercial continues to expand its footprint in the IOS segment, addressing the growing need for practical and efficient industrial storage solutions in strategic markets. To date, Foundry’s IOS efforts have equated to nearly $100M in total capitalization, with many project projects on the horizon.
