Raleigh, N.C. (June 18, 2025) – Foundry Commercial’s Land Advisory Group in Raleigh is proud to announce its representation of SpaceCraft in the acquisition and rezoning of a 95-acre tract in Durham, North Carolina. Approved unanimously by Durham City Council in January, the rezoning paves the way for Brickworks, a thoughtfully designed, mixed-use community that will include up to 1,880 residential units and 49,500 square feet of commercial space.
SpaceCraft, a Charlotte-based developer, selected Durham for its debut in the Triangle, citing the city’s forward-thinking growth and vibrant cultural momentum. Brickworks is envisioned as a walkable, sustainably focused community that blends residential, retail, and natural preservation. Construction is expected to unfold over a five-year period.
The development will include a mix of rental apartments and townhomes, with some townhomes available for purchase. Homes will range from studio units to three-bedroom layouts. As part of its commitment to inclusive housing, SpaceCraft will designate 5% of the residences for individuals and families earning 60% or less of the area’s median income, with affordability secured for 30 years.

The first phase of Brickworks will introduce apartments, townhomes, and locally focused retail – particularly food and beverage concepts. Public spaces will feature sports fields, biking and walking trails, and preserved woodlands and wetlands, with only one-third of the site slated for development. In recognition of the importance of investing in the community, SpaceCraft is donating $120,000 to Durham Public Schools to support local students and educators.
