Charlotte, N.C. (March 10, 2025) – Foundry Commercial recently helped facilitate a lease to bring the National Board of Examiners in Optometry (NBEO®) headquarters into 31,392 square feet of new office space in The Edison, a newly constructed, modern office building thoughtfully designed to foster creativity and collaboration, featuring state-of-the-art workspaces and an array of amenities that support productivity and connection. In this space, NBEO will administer its clinical examinations in the National Center of Clinical Testing in Optometry (NCCTO®) supporting the organizational mission of public protection by developing, administering, scoring, and reporting the results of examinations that assess competency in optometry.
With this deal, the building – which totals approximately 125,000 square feet – is now 75% leased. Foundry’s Charlotte office landlord advisory team including Meredith Ball, Karah Tanneberger, and Eliza Gordon represented the landlord; Brian Brtalik and Mike Dempsey – also both of Foundry – represented NBEO in the transaction. NBEO plans to move this summer.
Located in the Airport submarket of Charlotte near the Ayrsley mixed-use development, The Edison is a 125,000-square-foot new construction building that provides top-of-the-line amenities and a convenient location. Within the building, tenants have access to a high-end fitness facility, outdoor space with a food truck program, and ample on-site parking. The submarket itself offers over 20+ restaurants and retail options, is near two major interstates, and is just minutes to the Charlotte Douglas International Airport.
“Office leasing in Charlotte is charging full steam ahead, and The Edison is a prime example of why,” said Foundry Charlotte Senior Vice President Karah Tanneberger. “Highly amenitized, modern buildings like The Edison are reshaping the market and drawing new tenants who prioritize top-tier spaces in premier locations. With the momentum we’re seeing here and in other submarkets in the region, we’re confident that Charlotte’s office market will continue to thrive well into 2025 and beyond.”
“We’re excited for what this new space offers NBEO and our candidates,” said Dr. Jill Bryant, Executive Director of NBEO. “By headquartering at The Edison, we are able to double our exam administration capacity, provide safety and convenience, while controlling costs in our examination process. We are looking forward to what is ahead at NBEO and the positive impact it will have on candidates and the optometric profession.”
Foundry has seen significant activity since leasing The Edison; presently, only one more space is available to lease in the building.
