Charlotte, N.C. (Dec. 12, 2025) – Foundry Commercial has been selected to oversee retail leasing at AvidXchange Music Factory, one of Charlotte’s most dynamic entertainment destinations. Foundry brokers Rhett Batanides, Senior Vice President of Retail Brokerage, and Senior Associate Nicole Edmonds will lead leasing efforts across the nearly 30-acre campus, which includes a mix of retail and entertainment venues.
First opened in 2006, AvidXchange Music Factory (AXMF) has long served as a cultural anchor near uptown Charlotte. The multi-venue complex – home to Skyla Amphitheater and a robust lineup of national, regional, and local performers – hosts more than 350 events annually and attracts a primarily local audience, with an estimated 90% of visitors coming from the immediate area. Surrounded by rapidly growing neighborhoods including Optimist Park, Tryon Hills, Druid Hills, Villa Heights, Belmont, and NoDa, AXMF is uniquely positioned to serve Charlotte’s expanding residential population.
Foundry Commercial will market approximately 60,000 square feet of retail space with an emphasis on elevated food and beverage concepts and everyday activations that complement the property’s existing energy. Foundry is working alongside the owner to curate a refreshed tenant mix, activate green spaces across the site, and pursue a vision that celebrates the authenticity of the Music Factory’s legacy while elevating offerings for residents and visitors. Ownership is offering unique deal structures and strong tenant improvement packages to attract best-in-class operators.
“AvidXchange Music Factory holds a special place in Charlotte’s cultural fabric, and we’re honored to work on this important next chapter,” said Batanides. “Our goal is to thoughtfully amplify the experience at AXMF by bringing in elevated concepts that reflect the community and drive more frequent, everyday engagement.”
