Foundry’s North Florida Investment Advisory Group builds momentum with key hires and growing market influence across state
Winter Garden, Fla. (April 6, 2026) — Foundry Commercial’s Investment Advisory Group (IAG) has facilitated the $24.5 million sale of The Exchange, a premier mixed-use asset located at 270 West Plant Street in downtown Winter Garden. The transaction achieved an impressive $2.5 million above pricing guidance, equating to $572 per square foot – setting a new benchmark for the submarket.
The ±42,800-square-foot Class-A property, delivered in 2021, is 100% leased to a diverse mix of professional service firms, lifestyle tenants, and destination retail operators. The three-story building features efficient floor plates averaging approximately 13,000 square feet and sits on 0.75 acres. Positioned along the highly walkable Plant Street corridor, The Exchange benefits from consistent foot traffic driven by the popular Winter Garden Farmers Market, proximity to the West Orange Trail, and surrounding amenities. The asset also features convenient access to adjacent public parking and on-street options.
Associate Chris DeMartino led the transaction on behalf of the seller, the Keating family, with support from IAG Partner and Managing Director Rick Helton, alongside North Florida team members Dale Peterson, Joe Chick, and Christine Mansour.

The buyer, James Larweth, has been an active investor in downtown Winter Garden and plans to maintain the property’s strong tenant mix, including a commitment to stable rents in the near term. The Keating family, long-time members of the Winter Garden community, were thoughtful in their transition of ownership, prioritizing a buyer who recognizes the property’s character and is well-positioned to steward its long-term potential.
Once a historic citrus town, Winter Garden has rapidly evolved into one of Central Florida’s most desirable suburban districts, driven by population growth, lifestyle amenities, and proximity to Orlando’s major employment centers.
Jay Strates of The Strates Group successfully leased the building to 100% occupancy, guiding the tenant mix and overall leasing strategy from initial delivery through stabilization. He also supported the ownership and brokerage team throughout the disposition process.
