Charlotte, N.C. (June 3, 2025) – Foundry Commercial’s Carolinas Land Team is proud to announce it has successfully represented the seller in the sale of the second phase of Miranda Village, a 256-lot residential development opportunity encompassing more than 100 acres in north Charlotte. After a highly competitive process, the buyer is Castlebridge Residential Development. The full deal team for this transaction included Tommy Trimble, Sarah Godwin, and Karl Hudson IV, CCIM from Foundry Commercial, demonstrating the strength of Foundry’s collaborative Carolinas Land Team approach.
The project – located inside the I-485 loop – features 40 finished lots in addition to another 216 fully entitled, shovel-ready lots with fully approved plans. Situated just 3 miles from Northlake Mall and under 10 miles from Uptown Charlotte, Miranda Village offers an increasingly rare opportunity to deliver new entry-level housing in a well-connected and rapidly growing submarket.
“Miranda Village checks nearly every box for today’s residential developers. It is inside I-485; it’s served by existing water and sewer; and it already has the entitlement progress that makes this an immediate plug-and-play development,” said Tommy Trimble, Partner at Foundry Commercial, who leads the company’s Land Advisory Group in the Charlotte region. “Sites like this are few and far between in this market.”
Miranda Village is poised to offer much-needed for-sale housing in a market where single-family new construction is increasingly hard to find. The second phase was brought to market after the seller decided to exit the project and allow another developer to bring it to life. The site is already undergoing key off-site roadway improvements as well as on-site sewer and stormwater infrastructure.
“We’re thrilled to be the next steward of Miranda Village and look forward to delivering high-quality housing in one of Charlotte’s most dynamic growth corridors,” said Tim Kemper, CEO of Castlebridge Residential Development. “The site’s readiness and location align perfectly with our commitment to thoughtful, timely development. We really appreciate the effort of the team at Foundry for keeping the deal on track and trusting us to get it closed.”
“More than anything, this sale underscores what Foundry’s Carolinas Land Team is known for – executing high-touch, complex transactions on behalf of both local landowners and institutional-grade clients who deserve more than just a sign in the dirt,” added Trimble. “Our track record and depth of local knowledge continues to set us apart.”
