Charlotte, NC (July 24, 2024) – The Line, a 16-story office and retail tower fronting the Rail Trail in Charlotte’s South End, is now over 82% leased, following the announcement that STV will be taking over 18,000 square feet on the building’s 14th floor. STV, a leading professional services firm that plans, designs and manages infrastructure projects across North America, anticipates moving into their new office in fall 2024.
STV is renowned for its work in transportation systems, buildings, water, and other facilities, providing professional services for the essential infrastructure that powers communities. Equipped with new technology and versatile Activity Based Working (ABW) spaces, the new office will be designed to inspire innovation and collaboration among STV’s team, clients and partners. The ABW concept provides team members with different areas catered to different types of work, while the abundance of natural light creates an environment to boost well-being.

The lease, negotiated by CBRE’s John Christenbury, Mark Decherd, and Scott Henley on behalf of the tenant, and Foundry Commercial’s Meredith Ball and Claiborne Mulhern on behalf of the building’s owner, signifies a major milestone for The Line, leaving only one full floor available for lease in this sought-after property. The Line, completed in early 2022 and owned by CBRE Investment Management and Portman Holdings through a joint venture, has quickly established itself as a marquee project in Charlotte’s South End.
The Line boasts 290,000 square feet of Class-A office space, including a first-of-its-kind sky lobby with an outdoor terrace in Charlotte. The office floors, each spanning 35,000 square feet, feature private balconies and offer sweeping views of the city. In addition to its office spaces, The Line includes over 20,000 square feet of ground-floor retail space and is home to popular establishments such as Sycamore Brewing, Savi Provisions, Grit Box Fitness, and Chapter 6 by Jon Dressler. A 9,500-square-foot open-air passage between Sycamore Brewing and Chapter 6 serves as a public living room, connecting Hawkins Street and the Rail Trail.
