Foundry Commercial-managed Winter Park office property recognized for operational excellence
Orlando, FLA. (February 19, 2026) – 250 Park Avenue, a historic six-story Class-A office building, has earned the prestigious Building Owners & Managers Association (BOMA) 360 Performance designation. The BOMA 360 Performance Program® recognizes commercial properties that demonstrate excellence in building operations, sustainability, life safety, and tenant relations.
Located in the heart of historic Winter Park, 250 Park Avenue offers tenants an unmatched combination of accessibility and walkability. Situated directly across from the SunRail commuter rail system, tenants enjoy convenient access to the building and the greater Orlando area. The walkable Park Avenue neighborhood offers an abundance of nearby retail, and one of the property’s most distinctive features – the SkyBridge – provides easy, covered access from the private parking garage.
This strong amenity base, combined with consistent, hands-on asset management, has helped position 250 Park Avenue as one of Winter Park’s most stable and sought-after office environments. Bank of America has occupied space in the building for over 20 years, and Morgan Stanley has been a tenant for over a decade, contributing to a strong, close-knit community.
“We have put a lot of hard work into 250 Park Avenue,” said Senior Real Estate Manager Brenna Hubbard. “Earning the BOMA 360 designation reflects our team’s daily commitment to operational excellence and delivering a best-in-class experience for our tenants. We are especially grateful to the property’s ownership for their trust and collaboration, which have been instrumental in achieving this recognition.”
Hubbard manages the property alongside Assistant Real Estate Manager Kaitlin Galvan and Lead Engineer Robert Lopez, under the leadership of Senior Real Estate Manager Alana Guinard. The team’s consistent, hands-on management approach has been a key driver of the building’s long-term stability and tenant retention. The BOMA 360 Designation is the latest achievement for the 250 Park Avenue team. Last year, the building earned a TOBY Award at the local level – commercial real estate’s most comprehensive and prestigious recognition for excellence in building management. With the new designation, 250 Park Avenue is now eligible to compete for a TOBY Award at the regional level.
Originally built in 1970, the property continues to demonstrate how thoughtful management and proactive operations can elevate a historic asset to modern performance standards.
