Dallas, Texas (June 29, 2026) – Foundry Commercial, in partnership with Manulife Investment Management, have closed on Wintergreen Yards, a thirteen-acre industrial outdoor storage (IOS) development in Hutchins, Texas, adjacent to one of the nation’s largest inland freight hubs in the Dallas-Fort Worth metroplex.
Located immediately off Interstate 45 and less than a half mile from the Dallas Intermodal Terminal, Wintergreen Yards will deliver approximately nine usable acres of concrete-paved outdoor storage along with two Class-A tilt-wall industrial buildings totaling 25,000 square feet. Construction is expected to begin this month, with delivery anticipated in the first quarter of 2027.
The project is designed to serve utility contractors, construction equipment providers, freight carriers, and other industrial users seeking highly functional, well-located storage and operations space. While many IOS developments are built with gravel yards and basic support structures, Wintergreen Yards is being developed to a higher standard with full concrete paving and permanent facilities intended to attract institutional-quality tenants.
“In partnership with Manulife Investment Management, we are excited to bring what will be among the highest-quality industrial outdoor storage facilities to Hutchins, Texas,” said Nick Vinson, Vice President, Development & Investments at Foundry Commercial. “Despite tremendous industrial growth throughout South Dallas, there remains a significant shortage of modern IOS inventory. This project is uniquely positioned to meet that demand while providing users with exceptional access to regional and national logistics networks.”
”We are thrilled to add Wintergreen Yards to our larger IOS portfolio, a strategy focused on aggregating an institutional quality portfolio in a highly fragmented sector with tremendous capital tailwinds for quality and scale” said Nate Nguyen, Director, Transactions for Manulife Investment Management.
Wintergreen Yards represents Foundry’s 10th IOS investment, bringing the firm’s total IOS investments to more than $100 million. JLL has been retained as the leasing agent for the project. Gordon Highlander is serving as architect and general contractor, and Seacoast Bank is providing construction financing.
