Duncan, S.C. (Sept. 29, 2026) –Foundry Commercial represented Hagen Real Estate in the $7.6-million sale of a 92,370-square-foot light industrial property at 240 Parkway East in Duncan, South Carolina. Birdsong Capital Partners acquired the fully leased asset in a transaction led by Brian Craver, CCIM, Senior Vice President; Warren Snowdon, SIOR, Partner; and David Hanna, Partner, of Foundry’s Charlotte Industrial brokerage team.
Situated on 8.96 acres, the facility was built in 1994 and features highly desirable specifications including 100% HVAC coverage and heavy power, making it well-suited for manufacturing and warehouse users. Located along the I-85 corridor, the property is fully leased to two long-term tenants, offering reliable in-place income with opportunities for continued value creation over time.
“This transaction checked all the boxes for today’s industrial investors,” said Craver. “With long-term tenancy, a functional, well-maintained facility, strong physical characteristics and a strategic location along the I-85 corridor, the property offered immediate cash flow while creating future upside through rental growth. It reflects the continued demand we’re seeing for high-quality industrial assets across the Greenville-Spartanburg market.”
“We continue to have strong conviction in the Greenville-Spartanburg industrial market and the long-term growth of the I-85 corridor,” said Nick Jones, Partner at Birdsong Capital Partners. “240 Parkway fits well with our investment strategy – a functional industrial asset with durable in-place tenancy, an attractive basis and opportunities to create additional value over time. We’re excited to add the property to our portfolio and continue growing our presence through both acquisitions and development in the Upstate.”
The transaction reflects the continued strength of the Southeast industrial market, where well-located, income-producing assets remain highly sought after by investors drawn to the region’s population growth, expanding manufacturing base, and strategic transportation infrastructure.
