–Building owner enhancing exterior entry, lobby at Central Business District asset–
CHARLOTTE, N.C. (August X, 2017) –LRC Properties and Barings have kicked off construction on the renovation of the lobby and exterior entry of 101 North Tryon, formerly One Independence Center, located at Trade and Tryon in Charlotte’s Central Business District. Wagner Murray is the project architect, and Foundry Commercial is the leasing, property and project manager for the building, and is assisting with overseeing the renovation process. Barings Real Estate Advisers, part of Barings LLC, one of the world’s largest diversified real estate investment managers, owns the 101 North Tryon property on behalf of an institutional investor.
Located at the intersection of Trade and Tryon, 101 North Tryon’s new lobby will include a collaborative area in the building atrium, as well as a mural-sized glass art installation. The custom-designed, black-back illuminated installation will span nearly 375 square feet and, through a series of vibrant overlapping colors, will add an energetic and vigorous focal point to Charlotte’s premier intersection.
The lobby interior will also feature more than 400 suspended colorful illuminated acrylic panels, creating a stunning, inspirational and kinetic experience for the building’s tenants and visitors.
“When we set out to remodel the lobby and entrance at 101 North Tryon, we wanted to create a space that heralds the historic importance of the building’s location, while also celebrating Charlotte’s lively artistic community,” said David Wagner of Wagner Murray. “This new art installation, coupled with a colorful entryway, perfectly captures our city’s vivacious culture while offering a creatively inspired space for our tenants to enjoy.”
In addition to these updates, the building recently received a number of upgrades, including refreshed elevator lobbies, common area hallways and restrooms on the multitenant floors.
“We are extremely excited to be underway on the transformative renovation of the lobby and entrance at 101 N Tryon. We feel that the combination of the Trade and Tryon location, strength of ownership, and new improvements, including many base building upgrades, culminate to offer a unique opportunity for tenants in the market,” says Ed Kulik of LRC Properties.
101 North Tryon features 566,000 square feet of Class A office space overlooking the heart of Uptown Charlotte. The building currently has a large contiguous block available for lease. It is connected to tremendous hotel and retail amenities, including the recently renovated Charlotte Marriott City Center and the new Ivey’s Hotel.
