Charlotte, NC (January 15, 2025) – Foundry Commercial is pleased to announce that The Leon Levine Foundation moved its headquarters in early December to 4600 Park Road, a newly renovated Class-A office building located on the southwest corner of Park Road and Abbey Place in Charlotte’s vibrant Park Road submarket. The Foundation will occupy 24,134 square feet, comprising the entire fifth floor of the building.
This lease signifies an exciting milestone for the property, as the top two floors are now effectively fully leased, with the exception of one small spec suite to deliver this quarter. Situated between the bustling SouthPark, South End, and Midtown areas, 4600 Park Road continues to attract tenants drawn to its convenient location and easy access to diverse retail, restaurant, and multi-family offerings.
“The Charlotte office segment is seeing renewed momentum, and this lease with The Leon Levine Foundation is a great example of the market’s continued recovery,” said Eliza Gordon, Senior Vice President at Foundry Commercial in Charlotte. “The appeal of infill Class-A office space close to retail, dining, and housing options is resonating with tenants who value convenience and quality. We’re thrilled to welcome The Leon Levine Foundation to 4600 Park, which truly reflects what today’s tenants desire.”
Founded in 1980, The Leon Levine Foundation has a mission of empowering underserved Carolinians to be self-sufficient and strengthening our Jewish community. It supports nonprofits in North and South Carolina that specialize in areas such as education, healthcare, human services, and Jewish values. As one of the largest private foundations in the region, the Foundation is a powerful catalyst for community impact in the Carolinas.
“The team at The Leon Levine Foundation was drawn to 4600 Park Road for its centralized location which allows us to be accessible to those we serve, as well as the nonprofits and impact investors we partner with. 4600 Park Road allowed us the opportunity to build a modern workspace for our own team and create usable community spaces to better support our partners,” said Justin Steinschriber, Senior Vice President of The Leon Levine Foundation.
The Leon Levine Foundation was represented in this lease transaction by Scott Wilson and Andi Peretsman of Mandolin Partners. “Having represented The Leon Levine Foundation on their office space strategy over the years, this recent headquarter relocation was one of the more rewarding office transactions that I have worked on. 4600 Park Road was the ideal building to allow The Leon Levine Foundation team to design and build a foundation and to honor long-term Mr. Levine’s legacy and community impact, while providing a comfortable and professional asset for community partners to enjoy,” said Scott Wilson, Managing Partner of Mandolin Partners.
The building, jointly acquired by Foundry Commercial and Riverstone in 2019, underwent a $4 million+ renovation, returning it to its mid-century modern roots. Interior updates included a comprehensive overhaul of the first-floor lobby, transforming it into a contemporary tenant lounge and touchdown area, complete with coffee service and a fully equipped conference center. Additional upgrades featured new carpet, lighting, ceiling tiles, refreshed paint schemes throughout, and modernized restrooms on the upper floors. The exterior renovation included removing the stucco façade, replacing wall systems with sleek glass, and updating the paint on the building’s exterior to enhance its modern appeal.
Foundry Commercial manages and oversees leasing for the 115,000-square-foot office building, home to an array of notable tenants such as Imaging Source, Gravity IT, CDM Smith, SkinPharm, and Charlotte Family Dentistry. To meet growing demand, the ownership group is also launching a spec suite program, providing future tenants with flexible office options ranging from 4,000 to 6,000 square feet.
