Nashville, Tenn. (October 23, 2024) – Foundry Commercial is pleased to announce a lease agreement at 44 Vantage Way in Nashville’s MetroCenter. Continental Expedited Services (CES), a Tennessee-based logistics provider specializing in time-critical services across North America, has signed a lease to take 18,500 square feet in the building. This significantly expands the company’s Nashville footprint from its current 8,000 square feet. Representing the landlord, Innovatus Capital Partners, in the transaction were Foundry Commercial’s Senior Vice Presidents John Mudgett and Shelby Hall.
The lease represents a pivotal moment in CES’s growth as it continues to scale its operations and serve new segments in the supply chain industry. Over the last 17 years, CES has built a reputation for delivering on-demand freight services and cross-border transportation to and from Mexico and Canada. Recognized for its exceptional performance, CES has been named a Top 100 Provider by Inbound Logistics Magazine for 13 consecutive years.
Mike Said, CEO of Continental Expedited Services, expressed his excitement about the expansion. “We are thrilled to be scaling our Nashville operations. This expansion will allow us to achieve our hiring and growth targets in line with our longer-term strategy, as we continue to provide new and innovative products within the transportation industry. The larger footprint at 44 Vantage Way gives us the space we need to continue delivering top-tier solutions to our clients and accommodate increased demand for our expanded service offerings.”
Georgia Carreria, Head of Asset Management for Innovatus Capital Partners, commented on the significance of this lease. “Innovatus is delighted to support the growth of a dynamic company like Continental Expedited Services. Their rapid expansion is a testament to their success and underscores the confidence tenants place in 44 Vantage as a premier property. John Mudgett and Shelby Hall’s determination to secure valuable leases for the building has been instrumental in driving the property’s success.”
With this transaction, only one more floor of spec suites remains available at 44 Vantage Way, anticipated to be ready in the first quarter of 2025. Additionally, two full floors are still open for lease, with the opportunity for building signage for tenants taking 35,000 square feet or more.
Foundry Commercial’s Nashville office leasing team, led by Mudgett and Hall, continues to thrive in closing significant deals despite the challenging office market. Along with CES, they have recently finalized leases with notable tenants such as the Greater Nashville Regional Council (22,000 square feet), A.O. Smith (35,000 square feet), and RR Donnelley (8,000 square feet).
Foundry’s Mudgett remarked on the ongoing partnership between Innovatus and CES. “We are excited to see both CES and Innovatus continue to thrive. As the Nashville market continues to expand, Innovatus’s opportunistic and flexible approach ensures that businesses like CES have the space they need to succeed.”
