MIAMI (April 16, 2018) –Demetree Global and leasing agent Foundry Commercial announce today the completion of Phase 1 of a strategic repositioning at 2600 Douglas, an office building in Downtown Coral Gables. The completed renovations include a new main entrance and an overhaul of the entire interior of the building. The architect for the renovations is Zyscovich Architects, and Foundry’s Randy Olen and Sareska Batista are leading the marketing and leasing efforts for the building.
2600 Douglas, which was built in 1972 as the first Class A office building in Coral Gables, is a landmark within the historic city.
“With clean lines and a more contemporary aesthetic than the city’s customary Mediterranean architecture, Zyscovich’s approach to repositioning the building entrance at 2600 Douglas was to create a highly transparent ground floor connecting the building to the city-at-large, the VIP drop-off, and the rideshare pick-up area,” said Anabella Smith, ID, partner at Zyscovich Architects who spearheaded the design concept for the renovations.
“This has been a remarkable project from the start so it is rewarding to see it come to fruition, and to know the sustainable impact this project will have on downtown Coral Gables, which continues to grow as a dynamic and exciting community in which to live and work,” said Mary Demetree, chairwoman of Demetree Global.
The next phase of the estimated $10 million repositioning project will include concrete stair towers, cladded with back-lit, perforated metal that will gleam in an elegant and unique way, setting this contemporary building apart from others in the region.
“The transformation of this building has been nothing short of extraordinary, and it is a thrill for us to see how impressed brokers and prospects are when they tour it,” said Olen. “We are looking forward to continuing the repositioning of 2600 Douglas with the extremely talented teams at Demetree Global and Zyscovich.”
The unveiling of the new entranceway and interior was celebrated at a grand opening ceremony and ribbon cutting on Wednesday, April 11, 2018 and was attended by Coral Gables City Mayor Raul Valdes-Fauli and Coral Gables Chamber of Commerce President & CEO Mark A. During the first quarter of 2018, Foundry Commercial has completed seven lease transactions at 2600 Douglas with activity happening on an additional 11,083 square feet.
