Raleigh, N.C. (Aug. 1, 2022) – Foundry Commercial, a full-service real estate services and investment firm with offices across the Sun Belt, today announced that Sarah Godwin has joined the platform as Senior Vice President of Land Services, based in the firm’s Raleigh office.
Godwin has gained recognition as one of the region’s most trusted institutional land investment advisory and sales professionals, and joins Karl Hudson IV, CCIM, who currently leads Foundry’s land services team in Raleigh, to expand the company’s growing land services and capital markets functions. With more than 15 years of industry experience, she has been involved in the sale, valuation, and analysis of more than $5 billion in institutional investment advisory transactions throughout the Carolinas, including more than $840 million in land transactions since 2017. In her latest role, she was the lead producer in the company’s Raleigh land and development advisory sales platform, focused on seller representation for vacant land and redevelopment assets.
Godwin and Hudson are no strangers to one another, having previously worked on the same team at Cushman & Wakefield | Thalhimer in 2013. Several years later, Godwin joined HFF, where she spent four years growing her business to serve clients with investment advisory, land development and redevelopment, as well as site selection and entitlement services. In 2019, HFF was acquired by global commercial real estate services company JLL.

She brings expertise in multiple development types, particularly multifamily, life science, mixed-use, and residential land (single-family, townhomes, and build-for-rent). Throughout her career, she has established a diverse client base, carving out a specialization in master plan developers, private individuals, and estates. Notable clients include U.S. Trust/Bank of America, The Keith Corp, Wells Fargo, LStar Ventures, and Newland Communities, among others.

Foundry Commercial’s Raleigh office has grown exponentially in the past several years, recently adding Dehnert to the lineup, in addition to housing one of the most active multifamily investment groups in the country. Both Godwin and Hudson specialize in multifamily land deals, among others, making the establishment of their team a natural fit in Foundry’s Raleigh office. In June, Foundry Commercial also announced the acquisition of Spring Arbor Senior Living, which has relocated its base of operations for the 24-property seniors housing portfolio to Foundry’s Raleigh office.
Godwin earned dual bachelor’s degrees in economics and psychology from the University of North Carolina at Chapel Hill. She is a member of the Urban Land Institute (ULI), Women’s Housing Leadership Group, and Triangle Community Coalition.
