Charlotte, N.C. (April 5, 2024) – The Line, a 16-story office and retail tower fronting the Rail Trail in Charlotte’s South End, is now over 70 percent leased, following the announcement this week that Asana Partners will be taking over 23,000 square feet on the building’s 11th floor. The real estate investment firm, with additional offices in Atlanta, Boston, Columbia, Denver, and Los Angeles, is expected to move into their new offices at 2151 Hawkins Street this fall. Foundry Commercial’s Meredith Ball and Claiborne Dandridge served as the landlord’s brokers.
The Line, which is owned by a joint venture of CBRE Investment Management and Portman Holdings, was completed in early 2022 and has quickly become one of the marquee projects in Charlotte’s South End. The Line features 290,000 square feet of Class-A office space with a first-of-its-kind in Charlotte sky lobby with outdoor terrace. The office floors are comprised of 35,000 square feet per floor, many including private balconies and sweeping views of Charlotte.
With the addition of Asana Partners, tenants at The Line include TTX, Northeastern University, Society Awards, Foundry Commercial, Leerink Partners, Experis, and SignatureFD. The Line also features over 20,000 square feet of ground-floor retail space, which is home to the popular and acclaimed Sycamore Brewing, Savi Provisions, Grit Box Fitness, and Chapter 6 by Jon Dressler. A 9,500-square-foot open air passage between Sycamore Brewing and Chapter 6 serves as a public living room connecting Hawkins Street and the Rail Trail. Foundry Senior Vice President Keely Hines has served as the retail leasing representative for the project.
