Garner, N.C. (June 21, 2021) – Foundry Commercial is pleased to launch leasing for the first phase of Eagle Crest Park, located just south of Raleigh in the growing town of Garner, North Carolina. Eagle Crest Park is designed as a best-in-class, state-of-the art, Class-A industrial development located on one of the last remaining, sizable development parcels in Southeast Raleigh and Garner. The park is located in the heart of the East Wake submarket, only one mile from the I-40 on-ramp at Jones Sausage Road, less than two miles from Amazon’s new 2.4-million square foot fulfillment facility and just ten minutes from downtown Raleigh. Eagle Crest is planned to be a multi-phase park that has the potential to develop as much as four million square feet of new, Class-A commercial space. The park is being developed by RWN Real Estate Partners LLC, a New York-based private real estate investment and development firm in conjunction with Bagwell Properties, Inc.
Located at 4100 and 4300 Auburn Church Road in the town of Garner; phase one will deliver a total of 353,750 square feet comprised of two buildings, featuring 166,250 square feet and 187,500 square feet, respectively. The buildings will feature concrete tilt wall construction, 32-foot clear height, ESFR sprinklers and dedicated trailer parking. Both buildings are scheduled to deliver in September 2022.
The Raleigh-Durham Class-A industrial warehouse market continues to be one of the top-performing industrial warehouse markets in the country, with less than 2% vacancy, substantial rent growth over the last eighteen months, and new construction continuing to get rapidly absorbed on a pre-leased basis. Eagle Crest Park is poised for success as Raleigh’s robust economy continues to drive strong industrial, life science, and R&D demand in the region.
Jackson Rives and Alexis Lambeth of Foundry Commercial will handle leasing for Phase I of the park.
“Eagle Crest is a large, versatile development that offers an array of options to future tenants, including e-commerce, last-mile, distribution, assembly, light or heavy manufacturing, build-to-suit, multi-building campuses, company headquarters, R&D, and life science uses,” said Alexis Lambeth, Partner of Industrial Services with Foundry Commercial. “This multi-phase park is in an excellent location and will allow future tenants to expand as their needs grow.”
