Durham, N.C. (Sept. 28, 2022) – Foundry Commercial’s Raleigh office was recently awarded a two-building Class-A office leasing assignment at the Palladian Corporate Center at the intersection of I-40 and NC Hwy 54 on the Durham-Chapel Hill line. Owned by Innovatus Capital Partners, LLC, and managed by AREP (American Real Estate Partners), the two buildings that Foundry is now leasing include the 90,010-square-foot Palladian I as well as the 100,546-square-foot Palladian II.
While Palladian I is currently 100% leased, several opportunities – ranging in size from 1,458 to 26,279 square feet – exist in the Palladian II office building. Both buildings feature four stories as well as controlled access, readily available parking, showers and lockers, an on-site running / walking trail, and signage opportunities. New amenities in 2023 will include a fitness center and conference center with tenant lounge area.
Located at 220 and 240 Leigh Form Road in Durham, the Palladian Corporate Center offers convenient access to two major universities just 4.5 miles from the University of North Carolina at Chapel Hill and just 9 miles from Duke University. Safety and cleanliness features of the buildings include enhanced air filtration, HVAC coil disinfecting, electrostatic cleaning, increased touchpoint cleaning, hand sanitizing stations, hands-free soap dispensers, and regular indoor air quality testing.
“The office market in the Triangle region continues to be vibrant, as return-to-work trends have companies seeking office space that checks the boxes for convenience, safety, and amenities,” said John Kelly, SIOR, Principal with Foundry Commercial’s Raleigh office. “The modern full-floor availability like the one in Palladian II provides an ideal location to serve Chapel Hill and Durham; we do not expect the space – or any of the vacancies – to last very long on the market.”
The 26,279-square-foot full-floor leasing opportunity at Palladian II comes equipped with furniture and fixtures, as well as 60 offices, 75 workstations, nine conference rooms, four work rooms, and a break room, in addition to the building’s shared amenities.
