Stuart, Fla. (Dec. 5, 2022) – Foundry Commercial recently broke ground on the South Florida Gateway Distribution Center in Stuart. The speculative industrial project features two industrial warehouse buildings that will total over 983,000 square feet.
“The industrial market in South Florida remains strong, with expansion beyond the core Miami-Dade and Broward counties generating a lot of interest among tenants who remain concentrated on e-commerce, last-mile, and global supply chain logistics,” said Ted Elam, Principal, Development & Investments for Foundry Commercial. “South Florida Gateway Distribution Center in Martin County – which is located midway between Miami and Orlando – offers the ability to reach more than 10 million customers in less than two hours.”
Ideally located close to both Florida’s Turnpike and I-95, the South Florida Gateway Distribution Center provides accessibility to and distribution throughout the state of Florida. As part of a larger master-planned development led by Kolter Land, the South Florida Gateway Distribution Center expands Foundry’s presence into Martin County and is within a 30-minute drive to central Palm Beach County. Kolter Land is leading the 500-acre, master-planned development, which – in addition to industrial – will include commercial and residential uses. South Florida Gateway Distribution Center marks the first phase of the overall project and will provide a job-creating center of gravity for the development.
The rear-load buildings will feature tilt-wall construction with a minimum clear height up to 36’. Four 9’ x 10’ dock-high doors will be included in each bay. The project is expected to deliver in late 2023. RLC/IBI is serving as the project’s architect; Kimley Horn is the civil engineer, and Miller Construction is the general contractor. Lucido & Associates has provided land planning expertise. Cushman & Wakefield Senior Director Matthew McAllister, SIOR is leasing the property.
