Orlando, Fla. (April 23, 2020) – Gateway Center, a downtown Orlando property managed and leased by Foundry Commercial, has been designated a BOMA 360 Performance Building by the Building Owners and Managers Association (BOMA) International. The BOMA 360 Performance Program® validates and recognizes commercial properties that demonstrate best practices in building operations and management.
“The tenants and owner of Gateway Center deserve best-in-class service and a superbly managed building, and we’re thrilled to have been recognized with the esteemed BOMA 360 Performance designation,” stated Alana Guinard, Real Estate Manager for Foundry Commercial at The Gateway Center. “Our team works hard every day to ensure Gateway Center is performing at the highest levels in all areas of building operations and management, so tenants and guests have an exceptional experience here.”
Located at 1000 Legion Place in the North Quarter of downtown Orlando, Gateway Center is a 17-story office building with I-4 visibility located at the intersection of Ivanhoe Boulevard and Interstate 4. Surrounded by three lakes, the building offers panoramic lake views, an elegant lobby with granite finishes, garage parking, an on-site fitness center, an on-site deli, and on-site security. Additionally, the building offers tenants and their guests access to a large visitor parking lot, which sets it apart from many other downtown Orlando buildings where parking is hard to come by. Gateway Center, which is an ENERGY STAR-certified building, offers convenient access to a variety of restaurants and shopping districts, along Ivanhoe Row, the North Quarter, and in the nearby College Park community. Following completion of the I-4 Ultimate transportation improvement project, the building will soon have direct ramp access to the I-4 express lanes.
The property is managed and maintained by Foundry Commercial’s Alana Guinard, Real Estate Manager; Teddy Fackler, Lead Building Engineer; and Juan Martinez, Building Engineer. The Foundry brokerage team includes J. Paul Reynolds, CCIM, Principal; and Gabriel De Jesus, Vice President. Purchased in 2008, the building is advised by FCA Partners with the intention to provide a centrally located, professionally managed and maintained property in the heart of Central Florida. Additional strategic renovations are underway and planned to continue in 2020.
“We are proud to designate Gateway Center as a BOMA 360 Performance Building in recognition of the high standards the management team has achieved in every aspect of building operations and management,” said BOMA International Chair John G. Oliver, BOMA Fellow, managing principal for Oliver & Company. “By achieving the BOMA 360 designation, Foundry Commercial has demonstrated to their owners, tenants, prospective tenants and the community that this property is being managed to the highest standards of excellence.”
The BOMA 360 Performance program is a groundbreaking building designation program that evaluates properties in six major areas: building operations and management; life safety/security/risk management; training and education of building personnel; energy management; environmental/sustainability performance; and tenant relations and community involvement. The program takes a holistic approach to evaluating a building’s operations and management, and also benchmarks a building’s performance against industry standards. The program comes at a critical time, as building owners and managers are looking to differentiate themselves in a demanding market.
