Construction nearing completion, Franklin-based company expected to move into new Cool Springs space in early 2023
Nashville, Tenn. (October 4, 2022) – Following the announcement last year that OMNIA Partners would be relocating and expanding its current headquarters in Cool Springs, Tenn., it was today announced that the procurement and supply chain management organization has opted to occupy the entire five office floors of McEwen Northside’s Block A building. It had previously been shared that OMNIA would occupy 75,000 square feet on three floors of the building. This expansion adds another almost 50,000 square feet to their lease, totaling their leased square footage at 125,028 when they move into the building early next year. Foundry Commercial advised and represented OMNIA Partners in the transaction.
The transaction secures – at least for the next 10 to 20 years – one of the region’s fastest-growing companies, which attracts thousands of global supplier and buyer executives to the Greater Nashville area annually. OMNIA Partners projects to generate more than 2,500 hotel room nights for both its training and corporate events this year alone and plans to continue sponsoring and driving new opportunities for local businesses in the area for years to come.
“It has been over 20 years since we started this organization. To be able to keep the headquarters here in Franklin, where I was raised, and grow to such a large scale is exciting and rewarding. We are proud to be part of McEwen Northside and look forward to further supporting the economic growth of the county,” said M. Todd Abner, Founder, President, and CEO of OMNIA Partners. “Working with Foundry to negotiate the terms of our long-term lease at McEwen Northside was seamless, and we are grateful to the Foundry team for their hard work on our behalf.”
Having outgrown their current location – also in Franklin, OMNIA Partners was looking to expand and relocate their headquarters in the region and landed on the highly desirable McEwen Northside mixed-use development just south of Nashville. In addition to the 125,000+ square feet of Class-A office space in the McEwen Northside Block A building, there will also be approximately 19,000 square feet of retail and restaurant space at the ground level.
McEwen Northside is a vibrant urban district that integrates state-of-the-art Class A office space with a walkable campus of mixed-use amenities, all carefully planned and selected to foster a highly collaborative and dynamic work environment. In addition to nearly one million square feet of Class A office space, the 45-acre district features 113,000 square feet of restaurants and specialty retail, a 150-key hotel, 770 luxury apartment units, and beautifully designed green spaces.
“We have worked hard to build a community that companies like OMNIA Partners are excited about,” stated Phil Fawcett, a Managing Partner with Boyle Investment Company, co-developer behind McEwen Northside. “OMNIA and Foundry have been great partners over the years, and we are honored that OMNIA has chosen to grow with us at McEwen Northside.”
Vince Dunavant, CCIM, Principal with Foundry Commercial, worked closely with OMNIA Partners to identify alternatives, negotiate, and complete the transaction. Foundry’s team members have represented numerous corporate clients and property owners in the Cool Springs market, including Nissan North America, Fresenius Medical Care, CapWealth Advisors, First Horizon, and D4C Dental.
“It was great working with OMNIA Partners and Boyle to get this headquarters relocation and expansion over the finish line,” Dunavant stated. “We’re grateful to have had many opportunities in this submarket; we know the market inside and out, which gives us a tremendous advantage and ability to create real value for our clients.”
